Price list status

There is no official price list for Wynwood Grand EC. CDL will release it at preview, which is expected in late 2026 / early 2027 and remains TBC. Any website showing a unit-by-unit price today is either quoting analyst estimates or has invented the numbers. The same applies to balance units: there are none to show until booking day, because nothing has been sold.

What analysts project, and why

CDL Divine Pte. Ltd. paid S$360,899,000 for the site, or S$782.41 psf per plot ratio, the highest EC land rate on record when the tender was awarded in August 2025. Land cost is the largest input to an EC’s selling price, so analysts build their forecasts from it.

  • Knight Frank: launch just above S$1,800 psf, with an average of S$1,900–2,000 psf.
  • Newmark: S$1,750–1,850 psf.
  • Land-multiple models published by agencies: S$1,800–1,860 psf base case.
  • Overall analyst spread: roughly S$1,750–2,000 psf.

In quantum terms, scenario maths on a 900 sq ft three-bedroom unit gives about S$1.6–1.7 million, and about S$1.9 million at 1,050 sq ft. These are illustrations at the indicative psf range, not developer guidance, and the unit sizes themselves are TBC.

Two local references bracket the range. Norwood Grand, CDL’s private condominium nearby at Champions Way, has averaged about S$2,040–2,064 psf. Older Woodlands ECs such as Bellewoods, Forestville, Twin Fountains and La Casa resold at roughly S$1,046–1,351 psf in 2025. A new EC beside the MRT should sit between those markers.

Median new EC price Jan–Apr 2026 was S$1,843 psf. In 2025 new ECs averaged ~S$1,735 psf islandwide against ~S$2,599 psf for new 99-year private condominiums.

The trend is clear: EC launch prices have risen from about S$1,300 psf in 2022 to a record S$1,893 psf at Rivelle Tampines in March 2026. Wynwood Grand’s land cost of S$782 psf ppr is higher than Rivelle’s S$768, which is why most projections place it at or above that level.

How an EC price list and balance-units chart work

  1. 1

    Indicative prices at preview

When the showflat opens, the developer issues an indicative price list by unit type or by stack. Buyers use it to shortlist units during the e-application window.

  2. 2

Price list fixed on booking day

The final list prices every unit individually, reflecting floor level, stack, orientation and view. Higher floors and pool-facing stacks carry a premium.

  3. 3

    Balance-units chart

During launch the sales office maintains a chart showing which units are booked and which remain. It updates continuously on booking day and daily afterwards.

  4. 4

    Later price adjustments

After the first wave, developers may revise prices on remaining units. Coastal Cabana, for example, moved from an initial average of S$1,639 psf to S$1,734 psf.

Early-bird pricing and the DPS premium

“Early-bird” has no formal definition in Singapore property. In practice it means the booking-day price list, which is usually the lowest a project sees, since developers tend to lift prices on balance units once the first phase has sold. It is a pattern, not a guarantee, and CDL has not announced any launch discount.

The Deferred Payment Scheme (DPS) is available for Wynwood Grand because the project keeps the old EC rules. Under a typical EC DPS you pay the booking fee and the balance of the first 20% upfront, and defer the rest until TOP instead of paying progressively during construction. Developers price this at a premium of about 3% over the normal progressive-payment price. Most recent EC buyers have taken it: 72% at Otto Place and about 85% at Coastal Cabana.

  • Normal progressive payment: lower price, instalments paid as each construction stage completes.
  • DPS: roughly 3% higher price, no further payments until TOP; useful for buyers still servicing an HDB flat.
  • The exact DPS structure and premium for Wynwood Grand will be confirmed by CDL at preview.

How to get the price list first

The indicative price list reaches registered buyers through sales teams on the day the showflat opens, before it circulates publicly. Register below or message Jeffery Ng, Huttons Asia (CEA R050136D), on WhatsApp at +65 9062 5026 with your preferred unit type and budget. We will send the price list, the floor plans and the e-brochure the moment CDL releases them, and the balance-units chart during launch.

No. The project has not launched, so no units have been sold or released. A balance-units chart will exist from booking day onwards.

Often, but not always; developers commonly raise prices on balance units once the first phase sells. Coastal Cabana rose from S$1,639 to S$1,734 psf on average. There is no guarantee this pattern repeats.
